Frequently Asked Questions

BUYERS

  • When is the best time to sell my home?

In our area, April-June is typically the best time to sell your home. However, during low inventory, listing your home during the fall and winter months may be better as you will have less competition.

  • What is the best day to list my home on MLS?

We recommend Thursday as the best time to list your home on MLS. This gives the buyer and their agent time to schedule showings for the weekend.

  • What steps should I take to prepare my home for sale?

Cleaning and decluttering is the most important step. First impressions make a difference! For more tips, please contact us.

  • Do I have the option to have any inspections?

The purchase offer you write can be contingent upon a satisfactory home inspection, pest inspection, chimney inspection, radon test, well and septic tests. In most cases, it's recommended that when buying a home, you have a home inspection by a qualified home inspector.

  • Do I need to do a final walkthrough?

Generally when buying a home, several weeks go by when you last walked through your home and the closing date. Lots of things can change during that time. When doing a final walkthrough, be sure that the furnace is working, the toilets are flushing properly, there is hot water and no signs of water damage.

  • Who pays the realtor fees when buying a home?

There are no guarantees, however, in most cases the seller pays the realtor fees.

SELLERS

  • Why is the assessed value different than what you say my house is worth?

Assessed values are used for determining tax values in your local community whereas a comparative market analysis determines the value of your home in the current market.

  • Should I price my home higher to allow for negotiations?

No. Well-priced homes sell quickly at near or above listing price.

  • What are seller concessions?

Seller concessions are closing costs that the seller agrees to pay on behalf of the buyer.
